A Case Study in Engineered Building Operation
One of the nation's leading (and oldest) insurance companies occupies a modern 180,000 square foot facility in central New Jersey. The firm recognizes that a
comfortable and safe environment plays a significant role in employee morale and productivity.
The Dilemma:
This modern office building contains large heating and cooling equipment as well as a computerized building comfort management system.
To properly service and maintain the equipment and to diagnose all environmental problems at the facility, the company would need in -house air conditioning
maintenance and repair people, an energy administrator, a capital projects planner, and an indoor air quality hygienist. The list goes on. This staff would be
unaffordable and there could be periods when there wouldn't be enough work to justify the expense.
The Answer:
Monsen's Engineered Building Operations Group!
Monsen staffed the facility with one dependable and diversified man. He attends to all routine maintenance duties, comfort issues
and emergency responses. Monsen supplements this individual with its staff of specialists, trained technicians who perform
detailed maintenance and repairs of the air conditioning system, on an as-needed basis.
Additionally, Monsen furnishes, part-time, a Facility Manager who coordinates maintenance planning, energy conservation and
IAQ assurance work.
From the resources of its Facility Planning Group, Monsen assists the client with all aspects of infrastructure upgrades,
renovation and change of use, on a total responsibility basis.
Finally, Monsen provides an environmental hygienist to handle all worker health and safety, as well as indoor air quality issues.
All of it on an as-needed, "By The Slice" basis.
The Result:
A safe, comfortable and upgraded facility with performance assured by an on -site presence supplemented by a complete, and economic, full service support
team.
