The Atrium: Before
Frustrated, uncomfortable
tenants refused to renew
their leases, and prospective
tenants weren‘t interested in
signing up.
The building‘s occupants
experienced wide daily
temperature extremes, drafts
and stuffiness. There was
excessive noise and vibra-
tion. Summer temperatures
ranged to over 80 degrees,
and winter conditions varied
between too cold and too hot.
The Monsen —Total Responsibility Solution“
Monsen‘s Facilities Planning Group identified deficiencies in the original design stem-
ming from —looped“ duct distribution. Monsen reconfigured the loop so units operated
independently, changed duct fittings that were too small and varied fan speeds to
maintain pressure without abrupt changes. Monsen applied automation intelligence to
the building with a control system that integrates heating and cooling and has the
capability of metering electricity as needed.
Cost
: $350,000, including building study, design costs, installation, parts and
recommissioning.

Timeframe
: 20 weeks. To minimize tenant disruption, much of the work was
scheduled during weekend and evening hours.
The Atrium: After
Tenants are comfortable and can now control their comfort. The owner can monitor
the energy tenants consume during off-hours. The building is operating comfortably
and efficiently. Tenants threatening to leave have renewed their leases. The first
year‘s maintenance and energy savings are helping to pay for the installation.
The Atrium, in Fairfield, NJ is a three-story 100,000 Ft“ office
building. It is occupied by multiple tenants.
