Weekend Project Ensures Tenant Comfort
As one of the largest property
management firms in New Jersey, our
client is committed to providing its
tenants with the ideal working environ-
ment. To maintain this standard, our
client needed to replace an aging 25-ton
rooftop HVAC system that threatened
to compromise its tenants’ comfort
levels. In addition, the overhaul needed
to be completed during a weekend so it
would not interfere with normal building
operations.

HALLENGE
The project posed two challenges. First,
the HVAC unit was a horizontal-based
system. These systems require the
ductwork to be fabricated and installed
to match the existing roof transitions.
Traditionally, field measurements are
recorded on site, sent to the duct
manufacturer, and produced a few days
later—a time-consuming process.
The second challenge was to meet the
weekend deadline and have the system
operational first thing Monday morning.

OLUTION
To expedite the project, the Monsen
team performed the ductwork on-site,
which included measurements, duct
fabrication, and installation.
In addition to replacing the HVAC
system, our team:
Installed averaging sensors and
local controls to operate the new
system;
Performed electrical breaker
upgrades; and
Terminated and reconnected power
wiring for the new system.
Upon completion, we assigned a field
technician on Monday morning to confirm
the system was operating properly.

ESULTS
Within two days, the system was running
at peak capacity. In addition, the tenants
were not disrupted in any way. Our
client’s system upgrade resulted in
comfortable tenants, happy property
managers, and loyal clients. Monsen’s
role as a single-source provider went
beyond the traditional scope of system
upgrades and yielded a 100% turnkey
operation for this client.

Cold weather is approaching!
Here’s how to get your heating
system ready before the cold
temperatures arrive:
1. Change the equipment filters.
2. Thoroughly vacuum the duct
system to remove dust,
bacteria, and allergens.
3. Clean the coils. Dirty coils
hinder the unit’s ability to warm
the air moving through it.
4. Have the ducts inspected for
leaks. Gaps and cracks
account for a 25% to 40% loss
in heating efficiency.
5. Have the system checked for
carbon monoxide emissions.
Install a carbon monoxide
alarm.
6. Install digital thermostats.
Set the thermostat's timer to
automatically lower at night
and maintain a consistent
temperature during the day.
